If you own property in Bend, your irrigation blow-out is not a fall chore you can push to November. Bend sits at 3,623 feet in the high desert, and the National Weather Service puts our 50 percent first-frost date around September 20, with frost risk starting as early as September 3. By mid-October, overnight lows in the low 20s are routine. An irrigation blow-out in Bend, Oregon is the one piece of fall maintenance where being three weeks late can cost you thousands of dollars.

Here is what the service actually involves, when the window closes, and what happens to a system that does not get done in time.

When Bend's blow-out window actually closes

Most Central Oregon irrigation systems should be blown out between the first week of October and roughly October 20. That is earlier than homeowners moving here from the Willamette Valley expect, and it catches a lot of people their first year.

The reason is elevation and the daily temperature swing. Bend can hit 65 degrees on an October afternoon and drop to 24 degrees by 5 a.m. Your lawn still looks like it wants water. Meanwhile the shallow lateral lines running through your beds are getting cold enough overnight to freeze standing water inside them.

The trigger to watch is not the calendar. It is the first forecast showing two consecutive nights at or below 28 degrees. Once you see that in the ten-day, your system needed to be done already. That is exactly why we schedule blow-outs across the entire route starting the first week of October instead of waiting for the phone to ring.

What freezing actually does to your system

Water expands roughly 9 percent when it turns to ice. Inside a sealed PVC lateral or a brass backflow assembly, that expansion has nowhere to go.

The damage usually shows up in a predictable order. Sprinkler heads go first, because they hold a small volume of water right at the surface where the cold hits hardest. Cracked risers come next. Then the lateral lines themselves, which split along their length and do not announce themselves until you turn the system on in April and watch a geyser come up through your lawn.

The expensive failure is the backflow preventer. That brass assembly above ground on the side of your house is the single most freeze-vulnerable component in the whole system, and replacing one is typically a several-hundred-dollar repair before anyone has touched the buried pipe. Because it sits above grade and is often on a north-facing wall, it freezes first and it freezes hardest.

None of this is visible in October. It is all discovered in April, which is why the repair bill always feels like it came out of nowhere.

How a professional blow-out works

A real blow-out is not someone connecting a pancake compressor and opening a valve. Volume matters more than pressure, and doing it wrong damages the system you are trying to protect.

The process runs like this. We shut off the main water supply to the irrigation system and relieve pressure at the backflow. We connect a compressor rated for adequate CFM, which is the airflow volume needed to actually push water through a full zone, not just make noise at the connection point. We then run each zone individually, starting with the zone furthest from the compressor and working back, holding pressure below the threshold that damages heads and seals. Each zone runs until the heads are discharging dry air rather than mist.

Then we go back through a second time. The first pass moves the bulk of the water. The second pass catches what settled in the low spots while the other zones were running. On a property with any real grade, which describes most of the west side, skipping that second pass leaves water sitting in exactly the places most likely to freeze.

Finally the backflow is drained, the test cocks are opened to a 45 degree position, and the controller is shut down or set to the off position so it does not try to run a cycle in January.

Blow-outs on Tetherow and west side properties

Tetherow is a specific case, and it is worth calling out because the properties there fail in specific ways.

Lots at Tetherow have significant grade, native rock, and irrigation designed around drought-tolerant and native plantings rather than wall-to-wall turf. That means more drip zones and more low points where water collects. Drip lines are thin-walled and sit shallow, so they are less forgiving than a main turf lateral. A system that got a fast single-pass blow-out will almost always show drip failures in the spring.

The same pattern shows up across the west side. On Broken Top and Awbrey Butte properties, the grade concentrates water at the bottom of each run. In NorthWest Crossing and Discovery West, the lots are tighter but the systems are often newer and more zoned, which means more individual zones to clear and more chances to miss one. On Tree Farm acreage, the runs are simply longer, and long runs need more compressor time than most homeowners realize.

This is the part of the job that depends on knowing the property rather than knowing irrigation in general. Our crews run the same routes year after year, so the tech at your house in October has usually blown out that exact system before and knows which zone holds water.

What it costs to skip it, versus what it costs to do it

A standalone blow-out in Bend generally runs somewhere in the low hundreds depending on zone count. A spring of repairs on a system that froze runs into the high hundreds or low thousands once you add a backflow assembly, a handful of heads, and the labor to locate and repair a split lateral you cannot see.
